I specialize in protected parcels with gorgeous views. None of my listings are in cluttered, ugly areas. I shop for all land as if I were buying for my personal use and pass that discerning eye on at an affordable rate to you. I review my portfolio regularly and liquidate parcels that no longer meet my standards due to changes in neighboring landowners. My focus is on quality mainland ground-level living experiences at highly competitive prices.

I offer several types of rentals to suit different residents' preferences.

1. Empty parcels ready for you to rent/purchase and develop yourself.

2. " Residences " are tastefully furnished with top designers' latest SL furniture. This includes adult furnishings with Lovense plugins, etc. when possible.

3. The third type is brand new for Test Space - I now offer budget rentals in the form of sky platforms and condos! This type of rental took me a long time to develop because they require much more maintenance & technology. As a solo land-trepreneur, it took significant time to sort out how to bring a high-quality, modern budget product to the SL market.

If you love a "Residence" location but don't wish to use the provided decor and want me to remove *everything* and rent you the empty parcel, please understand that the rental amount WILL be updated to the empty parcel prim count. I handle these requests on a case-by-case basis.

Many of my parcels are listed for sale. You're welcome to either purchase outright or rent the parcel. If you decide to rent, I will remove the sale listing as soon as I am online (if I am not at the time of rental).

• As a resident, you are welcome to place a skybox on your land above 1500 meters. This does NOT apply to budget rentals.

If you'd like to rent a parcel, follow a few simple steps.

1. First, be sure that the parcel is for lease. You can check this at the mailbox or rental meter on each parcel by touching it and selecting "Info."

2. Use the rental meter (mailbox OR a mesh meter) to pay to begin your lease and to renew your lease as time goes on.

Once you complete #1 and #2, rent the parcel for as long as you keep your lease paid.

NOTE: Any billboards or advertisements should be "returned" if you rent a parcel. Right-click the object > select Return.
